Your Idea can be the start of this conversation, and can be very early in your planning and decision-making process. We can discuss your needs and past challenges, and provide solutions. This may include discussing remodel, addition, or new construction and pro/cons of each. Early meetings often start discussions of budget analysis and team assemblence. This can include architectural options, financial & lending institutions, up to municipality involvement and possible TIF funding.
Yes, you can work with your own broker or ours to find land and be completely successful. Many times, site selection doesn’t end there. We can drastically benefit from a little more due diligence. This can mean meeting with governing authorities at municipal, county, and state level to understand requirements. Maybe that storm water pond you’re anticipating costing a fortune actually results in savings, balancing cost of fill you would need to truck on site. We can discuss the upside of each parcel, weigh options, while also understanding the challenges.
We work with Architects and Engineers to cost design and test budget through every phase of plan evolution. Many times, this process can save significant percentages on a project. With the ever-changing market this may mean the cost of a certain product actually flipped with a competing product in the past few months. Potentially switching design on an HVAC system will bring the project within budget. This can also mean weighing lead times of products and designing to critical turnover dates. All these variables are carefully planned for, well ahead of time, to avoid spending significant dollars on a design that could ultimately need to be redone to meet initial budgets. We strive to be an important asset to Owner & Architect/Engineer helping efficiently & effectively move through this phase.
Although we have been testing the budget during the design phase this is where the rubber meets the road. CORE will assemble and refine our existing bidders list in conjunction with the team. We add relationships the Owner and Architect may have. We research and insert local qualified contractors into our list. We then send out complete documents for competitive bidding of every division of construction trade, compiling a competitive bid document we share with the team. This document will: outline each division, which contractors bid the project, the spread of dollars in that trade, who we suggest using and why. Many times, it’s as simple as low bidder, in other circumstances we may suggest an alternative. These final selections of the team ultimately populate the final proposal. CORE is not only extremely open book, but quite literally includes the Owner and Architect in the decision making process.
We understand cause and effect. There are endless moving parts during the construction phase. The majority of these are outlined in contract documents, plans and specifications provided by architects & engineers, and have been carefully planned during previous phases. The navigation of the majority of these topics happens in the background. There are, however, circumstances that can arise. This is what separates CORE. Our motto is to discuss early and often while being solution finders and problem solvers. We want to be proactive, not reactive. The old saying “bad news doesn’t get better with time”. It’s our position not just to deliver the news, but deliver solutions. This is a measure of a successful project. Not the issues that arise, but how we handle them.
Yes, just like every industry professional, we compile O&M manuals, warranty letters, and complete punch lists. However, CORE is also on board to help your team in setting up the future. This may include working with clients to establish service contracts, setting up training of systems with their team, or general troubleshooting. This all in an effort to provide a responsible turn over and continued relationship.
We also like to schedule a one year walkthrough. This is when many of the industry standard warranties start to expire. By doing a formal walkthrough, we can address any topics you or your team may be aware of. We may also spot additional things that can easily be resolved at this time. It is a simple step in delivering a great product for a continued relationship.
